There is an unique opportunity in the city of Coral Springs, Florida to re-open a veterinary Hospital that recently closed. The hospital was maintained in a Publix Shopping plaza on Wiles Road, one of the main thoroughfares. The previous owner moved out of state 5 years ago and kept the practice running until July of this year when he sold off the practice assets to VCA (Veterinary Centers of America) and closed the doors. VCA maintains a facility approx. 1.5 miles down the road and has done so for the previous 3 years. In 2007 the practice grossed 1.3 million dollars and was on track to do the same before closing in July of 2008. No new veterinary facilities have opened in Coral Springs in that time frame and I believe that there now exists a 1.3 million dollar veterinary services void which can be filled by re-establishing a veterinary hospital in that same location.
The leasehold facility is still available and is in need of some cosmetic renovations. It also needs to be re-equipped in order to become operational. I estimate $350-$400 K will be required for leasehold improvements, medical equipment, inventory, marketing, and working capital. Due to the unique nature of this startup I do not believe it would take more than a few months to begin realizing substantial profit.
