I am looking for investors in the South Florida market to put up capital to buy bank owned foreclosures. Now is the time to buy. Buy Low, Sell High. I own a succesful home inspection company, am a licensed Florida Realtor and a licensed Florida General Contractor. I research all the foreclosed properties, bid on them, rehab them, and then sell or rent the properties. I complete a full inspection of each property and take digital photos of all the major defects which I send to the lender along with my bid to try and drive the price as low as possible. I try to keep all properties that I bid on after sales price and rehab costs to below 50% of the approximate true sales value. I prefer to keep the purchase price of the homes under $50,000 and rehab costs under $30,000. I am looking for investors to put up the money with the real estate as collateral and take a return of the net profit when the property is sold.
